Consulting services

The work we do for owners and investors.

Areas of practice. Each one starts with the same question: what is the portfolio actually doing, and what would make it do better?

Scope, timing and fees are set in a consultation, because they depend on how many doors you hold and what shape they are in.

01

Property Management Consulting

Advisory for Michigan property owners who want an objective view of how their property management is structured and run. We examine how responsibilities, decisions and information flow between owner and manager, and identify where the arrangement can be tightened.

Engagements begin with a review of the current management structure: who is responsible for what, how decisions are approved, and where information is gathered and held. From there we advise on the areas where the structure can be made more accountable and more useful to the owner. The result is a clearer operating arrangement, not a replacement for the people already doing the work.

02

Real Estate Operations Support

Support for the day-to-day operating systems behind a rental portfolio — the workflows, documentation and reporting habits that determine whether a portfolio runs smoothly or simply runs.

We review how routine work actually gets done: how work orders are received and closed, how records are kept, and how performance is reported to the owner. Where a workflow or a record-keeping practice is unclear or inconsistent, we advise on how to make it repeatable and documented. The objective is an operation that holds together when volume increases or when a key person is unavailable.

03

Rental Portfolio Planning

A disciplined look at a set of Michigan rental properties as one portfolio rather than as a collection of separate assets. We work from the owner's stated goals and plan around them.

Owners often hold properties acquired at different times for different reasons, and no one has assessed them together. We review the portfolio as a whole and discuss how each holding relates to the owner's objectives, whether that is income, long-term retention or a future transition. Planning is done on the owner's terms and in the owner's interest.

04

Owner Advisory & Reporting

Clear, regular reporting to owners, and a direct line to the person advising you rather than a chain of intermediaries. Owners should be able to understand the state of their property without having to ask for it.

Our advisory work is built around reporting that states plainly what happened, what it cost and what requires the owner's attention. Reports are delivered on a regular schedule so the owner is never working from stale information. When questions arise, they are answered by the advisor responsible for the engagement and familiar with the property.

05

Systems, Vendors & Compliance Oversight

Oversight of the supporting structure around a rental operation: vendors, records and the operating requirements that apply to the property. The aim is that nothing important depends on memory.

We review how vendors are selected, engaged and held to the work they were hired for, and how those relationships are documented. We also examine how property records are organized and retained, and how operating requirements are tracked and kept current. We advise on the process; owners should continue to rely on their attorney, accountant and other licensed professionals for legal, tax and regulated matters.

06

Acquisition & Disposition Support

Support on the operational side of buying or selling a Michigan rental property — the diligence that comes after the price has been discussed.

Before a purchase closes, we help the owner examine the operating reality of the property: what the existing records show, how the property has been run, and what obligations will transfer with it. On a disposition, we help organize the operating information a buyer will expect to see. This is operational diligence and preparation, and it is carried out alongside the owner's legal and financial advisors.

A note on scope

We advise on the running of a portfolio. We do not replace your attorney, your accountant or your lender.

Legal, tax and financing decisions belong with the professionals licensed to make them. What Charley Enterprise brings is the operating view: the structure, the systems, the vendors and the reporting that sit between ownership and return.
